Real Estate Transactions (Certificate of Compliance):
If you need a certificate, please come to the station Monday through Friday 8:30am – 3:30pm.
Fire prevention inspections are based on adopted codes and standards. Codes such as the Life safety code, Code of Massachusetts Fire Regulations, and Local adopted ordinances at the county or local level are just some of the standards that are used by the fire prevention division.
In addition the Fire prevention division investigates any citizen complaints regarding fire hazards or unsafe conditions.
Plan Review
The fire prevention division performs plan reviews of proposed work or construction to any home or commercial building that is going to take place.
This is where contractors, homeowners and/or designers are able to identify the minimum requirements they are required to meet for the Town of Orleans.
Items that are identified in the plan review phase can greatly reduce problems or costly additions later on in the project.
Smoke Carbon Monoxide Requirements
The Fire Prevention division provides inspections for smoke detectors and carbon monoxide detectors for all new homes that are constructed, existing homes that are sold and any homes that have had significant remodeling.
To learn more about Smoke detectors and CO detector requirements when selling your home, check the Smoke and Carbon Monoxide information.
Commercial Inspections
The Fire Department annually inspects all commercial buildings, licensed businesses, and places of assembly.
Buildings are inspected annually for blocked exit paths, working fire alarms, fire extinguisher availability and placement, and overcrowding.

The Fire Prevention Division provides hazard inspections for:
- All oil burner equipment
- Flammable and Combustible liquid storage
